This is part VI of a series. Part VII will be published on Monday.

9. Your broker’s an expert negotiator.

A good broker has spent years perfecting his negotiating skills. And because he has, he’ll fight hard to get you the deal you deserve.

A real estate professional negotiates deals day in and day out. Because he does, he has invaluable experience helping dental professionals like you.

And because of this experience, he’ll get you better terms than you could have gotten yourself. Deciphering the arcane language of the commercial real estate world is a job for the experts. They have spent years mastering its complexities and you haven't.

If you’re negotiating alone, the landlord could set any terms he wanted. And, he could say these terms are standard for the industry. Without a dedicated tenant rep by your side, how would you even know what he’s saying is true?

You won’t. And you’ll end up getting taken advantage of.

10. Your broker gives you peace of mind.

A good broker gives you peace of mind.

This comes with the knowledge that your broker is fighting to get you the best deal. The financial benefits of hiring the right broker are immense. But, the peace of mind that comes with doing so is incalculable.

If you go it alone, you’ll most likely get in over your head. This is because you don’t have the experience a seasoned healthcare real estate pro has. Getting in over your head might cause you to lose sleep. Why do you create this unnecessary anxiety for yourself?

Is it because you think you’ll save big bucks by doing your own negotiating?

If it is, you’ll be glad to hear that you pay zilch for a tenant rep. The money for one comes straight out the landlord's pockets and not your own. So, stop your worrying and hire a tenant rep broker. Then, you won’t have to worry if you’re doing everything right.

And you can sleep well at night.
