When we purchased Oxford Dental Care the practice had been on the market for quite a while. The building exterior was nice, but the inside was a little dingy. The whole place was covered with wallpaper and mismatching carpet. This was a major reason that many people were looking over this practice. The practice is plumbed for 5 ops, with three ops already functioning. The monthly lease was going to be $1,000 which if you look at the ratios can really help the bottom line. 

We purchased the practice and priced out what it would cost to renovate. Total cost was going to be less than $12,000 to do everything that we needed to do for the looks of the building. We built this into the practice loan which washed out to be about $249 extra per month. So you can look at it like getting a nicely renovated building for $1,249 per month. This was a bargain!

The lesson that we learned is to be aware of the things that will not be difficult or costly to upgrade. Don't get turned away from purchasing a practice because of the physical appearance. Those things are easily upgraded.
