LOCATION:                 Connecticut, New Haven County

 HISTORY:                    Started from scratch in the 1990’s, this dentist purchased the practice in 2013.  He is now relocating out of the area.

STAFF:                         1 FT Office Manager, 1 FT Receptionist, 1 FT DA, 1 FT Hygienist. 

OFFICE:                       Located in professional complex, beautiful office, 2000 square feet, 4 operatories (plumbed for 2 more), CBCT area, lab, sterilization area, private office, staff lounge, waiting room, reception area, and one bathroom. Additional bathroom in the hallway.  Large parking lot.                

RENT:                          The current rent is $6,100 per month which includes utilities and CAM.  The lease expires July 2027, and there is a 5 year option to renew.  Annual increases are at 2.8%.  The landlord is willing to extend the lease more.    

FINANCIAL:                 2025 Gross income $1.35M with a net income of $550K

FEES:                           The practice is mostly PPO’s.  It is comprised mostly of Delta, Cigna, and United Healthcare.

PATIENT LOAD:          35 patients per week, dentist is booked 2 weeks in advance.  The hygienists see 32-36 patients per week.  The hygienist is booked 4 weeks in advance. There are 20-25 new patients per month coming to the practice.

EQUIPMENT:               The dental units and chairs are 3 -20 years old.  Also, 2 cavitrons, Cerec unit, CBCT/Pano Machine, Dexis digital xray, 1 mobile xray unit, 3Shape Trios scanner, and autoclave.  Dexis digital x-ray with 2 Sensors and 4 x ray units.  The practice management system is Open Dental.

OTHER NOTES:           Some oral surgery and some endo procedures are referred out of the office.
