This is part IV of a series. Part V will be published on Wednesday.
4. Your broker’s responsive.
A good broker is responsive because he knows it's all about making sure you get your needs met.
You can’t expect somebody to be on call 24-7. But your broker should be returning your calls, texts, and emails in a timely fashion.
A good broker knows that quickly responding to your communications speaks volumes. Both about his level of professionalism and the way he conducts business. Because being responsive makes a client feel valued and deepens trust.
Things move rapidly in the world of healthcare real estate. Because they do, your agent needs to stay on top of everything.
This is so that you stay on top of everything.
So, when he leaves for vacation, he’ll tell how he plans to keep your needs attended to while he’s away.
A good broker keeps you in the loop. He’s in constant communication with you during the entire listing agreement period.
5. Your broker’s passionate about what he does.
A good broker knows that to excel at anything in life, you need to have passion.
So from day one, he endeavors to stand out from the crowd by providing exemplary client service. He knows to achieve that is to transcend mediocrity and achieve professional excellence.
He sets himself the task to know more about healthcare real estate than anyone else. By doing so, so he becomes the voice that people trust.
His purpose is to provide the very best service for his clients every single day. He knows by doing this, he continually helps his clients and earns their loyalty.
6. Your broker curates a list of possibilities tailored made for you.
A good broker finds you deals you can't get on LoopNet and CoStar. These are the deals that only commercial real estate professionals have access to.
A broker who isn’t a tenant representative works for landlords. So, he often only shows you properties where he and the landlord can make the most money. Not necessarily the space that makes the most sense for you.
You want to find a broker you can strategically partner with. This means one who is going to tirelessly work on your behalf. And in the end, you successfully get the office space you've been dreaming of.
Perhaps you've had the experience of telling a broker what your dream office space looks like.
He might have been all gung-ho during your conversation. But you don’t hear from him that much as the days turn into weeks. You might even be tempted to try to search the listings yourself.
But there are many properties to choose from…and you don’t have the time to look at them all.
You need someone to diligently research the possibilities that match your needs. Otherwise, you’ll be touring properties that aren’t relevant, and your time will be wasted.
You need to work with a broker committed to showing you all the potential spaces based on your needs.
Not somebody else’s.
