Dear Colleague,

 

I hear all the time... 

 

Dentists say, “David, I'm 58 years old, I'm getting tired and burned out. I know that I'm nowhere near to having enough saved for retirement…”

 

The interpretation of what that dentist is saying is, that while dentistry provided him a solid and secure lifestyle while he was working (trading time for dollars), his plan, or lack of viable financial planning no doubt, falls short of being able to replace that active dental income and allow him to retire with his vision, his wife’s vision, his family’s vision… of a retirement lifestyle.

 

While Wall Street pundits, or other financial wizards, will always come up with some kind of spin to keep enough people investing in the financial markets, a vast majority being doctors and dentists, that strategy of conventional financial planning has failed miserably.

 

Real estate, on the other hand, is what we call a very inefficient market.  It's also very localized. Then, there is also what we call the retail versus wholesale sectors of the real estate market. In both of these areas that is the inefficient localized nature of real estate and the retail versus wholesale. 

 

There’s nothing in comparison to the stock market.  With the stock market, everybody is a retail buyer - there is no discount available to retail buyers.

 

In the stock market it is inefficient and local.  There's great opportunity for investors to be able to purchase, or invest, in real estate and invest on a discount to the retail market. 

 

But most investors, or people who want to invest real estate, don't have the connection to the wholesale market.  That connection is almost like an underground economy – it’s legal, but it's only available to those who are connected to it.

 

It's not available to those who think that real estate investing is calling up a local realtor, or going online to “for sale by owner”, or craigslist, or some other online forum to buy property to fix it up, to retail out, flip the house, or to manage it as a landlord and have tenants. 

 

That's a retail game. What you see on TV, like “Flip This House” on HGTV, none of that's reality, and that's certainly not what we want doctors or dentists to do.

 

The opportunity in real estate is there because of the connection. 

 

That’s what we do of course in Freedom Founders, is we create that connection because of a vast network of connections in the real estate financial arena over many, many years.

 

I’m fortunate that I’ve been a part of gathering the best people.

 

The Freedom Founder’s MasterMind is where the connections lie.

 

In just over one year, this last 12 months, in Freedom Founders there has been over $7 million of Freedom Founders members’ investment capital deployed in the real estate markets.

 

How?

 

Something we call, “turnkey rental investments.” 

 

That's where the investor, the doctors and the dentists, put up the investment capital to purchase the property, but the property is fully managed on the back end by very competent managers. 

 

The other key to this is buying the right property in the right market, property that provides cash flow, property that we call a “Class A Property”. 

 

These properties are located in “Middle-America” – demographics that don’t experience the highs and the lows of the markets. 

 

These are properties that will appreciate with future inflation… Properties that won't suffer cash flow dips when we do have another market correction. 

 

The second factor that makes the turnkey method so good is the leverage, and the fact that today, one can leverage down payment money a ratio of 5 to 1 to greatly enhance the ability to build wealth, equity, and passive cash flow much faster than if one waits and saves enough money to buy this assets with all cash.

 

Well, everybody wants to be out of debt at some point. 

 

The way to grow one’s estate right now is through safe and well-managed debt under 5%. 

 

Long term of fixed rate debt.

 

It’s what Warren Buffet calls, “shorting the dollar” by locking in those low interest rates long term.

 

When we have hyper inflation – or inflation to any extent – those who have a fixed debt on appreciating capital assets will look very wise.

 

There's also lending modalities in real estate investment… or what we call debt investments.

 

That's where the investor can take a debt position very similar to a bank that is being a lender. 

 

Lending money with secure first lien mortgages on good, solid, cash flow producing properties. 

 

This is a great way to grow one’s retirement accounts, self-directed IRA’s, 401k’s… it's great example of another way to invest in real estate.

 

These are various strategies the Freedom Founders Community are employing to “Fire Wall Street” and take back control of their financial future.
